Selling with Coral
More buyers. Better offers. Fewer surprises.
We get a little obsessive about listings, and our sellers don’t seem to mind. Before anyone sees your home there are weeks of work: the trades, the staging, the lighting, the photography, the film. Then we put it in front of every buyer who should see it. We’ve done this for condos, family homes and multiplexes across the city, and we still get excited every time one goes live.

Don’t take our word for it
In our sellers’ own words.
“I had used another agent to try and sell the unit but we couldn't sell it for the price I wanted. Emily came to my condo and recommended a few small changes and the removal of some furniture to better present the unit. Once she put forward her marketing plan my unit sold for over the original price I asked for, set a record in my building and it sold in one day.”
“They arranged to have our condo beautifully staged and well positioned. All we needed to do was move out and they took care of the rest, right down to cleaning up the unit before and after staging. Within 24 hours, we had dozens of viewings. And in less than two days we accepted one of multiple offers that were above asking!”
“Within one week of my house being listed, we had over 100 viewings! The most impressive part of this journey was the cool and calm procedural execution that always made me feel at ease. I'm already in the process of purchasing my second investment property with this team.”

Why presentation changes the price
Exposure × Demand = Price.
The more of the right buyers see your home, and the more of them want it, the stronger the offers.
Everything we do is built to move one of those two numbers. We start by asking what makes your home unique and who it's really for: a first-time buyer, a downsizer, a young family, an investor. Then we speak their language and meet them where they already spend their time. Not everyone. The right one.
The work starts weeks before the sign goes up.
We walk your home with fresh eyes and a to-do list. Then our trades get to work: fresh paint, new caulking in kitchens and bathrooms, dated light fixtures swapped for bright new ones, flooring laid on tired balconies, backyards staged like outdoor living rooms. Small fixes, big difference. Buyers can’t unsee a yellowed caulk line, and they’ll happily pay for a home that feels finished.
- A walkthrough and a punch listWe tell you honestly what's worth doing and what isn't.
- Trades, handledPainters, cleaners, handymen and stagers we trust, scheduled around you. Fresh paint and new caulking in the kitchen and bathrooms come standard.
- Staging82% of buyers' agents say staging makes it easier for buyers to picture themselves in a home. We style every listing to suit the buyer we're after.
- New lightWe replace dated and dim fixtures in every listing we take on. It's a small cost that changes every photo.
- Balconies, finishedWe lay interlocking deck tiles over bare concrete or metal, so outdoor space reads as a real room.
- Backyards, stagedFurniture, planters and lighting outside too, so the yard sells as an extra room, not a chore.

Questions
Good to know.
What does it cost to prepare my home?
It depends on the home. Many of our clients spend very little; we'll tell you what's worth doing and what isn't before you spend a dollar.
Do I have to move out for staging?
No. We often stage around your own furniture.
How long does it take to get on the market?
Usually one to three weeks from our first walkthrough.
What if my home doesn’t sell?
We’ll tell you why, honestly. Price, presentation and timing are the usual suspects, and we’ll show you what we’d change and what the market is telling us.
What if I'm buying and selling at the same time?
We'll plan the timing with you so you're not carrying two homes longer than you need to.
